Using a Lawyer when buying a condo unit

  1. Solicitor makes sure the agreement is conditional for, typically, 12 business days upon the buyer receiving a status certificate from the condo corporation.
  2. Solicitor reviews the status certificate showing the financial status of the condominium corporation.
  3. Verifies if a parking and/or locker spaces are actual units to be added to the deed or will form part of the condominium’s common elements or will be an exclusive common elements area only to be used by a certain unit.
  4. Solicitor also makes sure that separately registered parking and/or locker units are conveyed to the buyer at the same time that the residential unit is conveyed
